Data & Sources
Proceeds IQ aims to make the basis of its calculations and informational content understandable, rather than presenting estimates as unexplained facts. This page explains where information may come from, how assumptions are used, why figures can vary, and what you should keep in mind before relying on a number you see on this site.
01
Why Data Transparency Matters
Real-estate transaction costs, taxes, fees, commissions, property values, mortgage balances, local rules, and market conditions can all vary — sometimes significantly. Showing how a figure was arrived at helps you understand what an estimate can and can't tell you, rather than treating it as a settled fact.
02
What Proceeds IQ Uses Data For
Information may be used to support:
- Seller net-proceeds calculations
- Closing-cost estimates
- State-specific calculations
- County-specific calculations
- What-if comparisons
- Affordability snapshots
- Illustrative future-value scenarios
- Educational explanations and real-estate financial content
Not every category above necessarily applies to every calculator on the site.
03
Types of Information Used
Broad categories of information that may contribute to Proceeds IQ's calculations and educational material include:
State-Level Information
General assumptions relevant to a particular state.
County-Level Information
Local detail incorporated where available for a county.
Tax and Fee Information
Assumptions about applicable taxes, transfer charges, and fees.
Real Estate Market Information
General context used in explanatory content.
General Financial Assumptions
Standard assumptions used when transaction-specific figures aren't available.
User-Provided Inputs
Values entered or selected directly by the person using a calculator.
Not every category necessarily applies to every calculator or page.
04
Sources and Source Types
Proceeds IQ may rely on appropriate external or publicly available information where relevant. Potential source categories may include:
- Government sources
- State agencies
- County or municipal sources
- Public records and official public documentation
- Real-estate industry information
- Financial reference material
- Publicly available market information
- Other reputable informational sources
Where a specific source isn't listed here, it means the relevant calculator or content page should be consulted directly, where source information is provided alongside that content.
05
State and County Data
Proceeds IQ may provide state-specific and county-specific estimates. Local data matters because county and local costs can vary due to:
- Local taxes
- Transfer-related charges
- Recording fees
- Escrow and title practices
- HOA-related costs
- Local transaction practices
- Property-specific circumstances
- Changes in local rules
Not every county figure is permanently accurate. Verify important local figures before making a significant decision based on them.
06
Source Data vs. Assumptions
This is one of the most important distinctions on this page.
Source Data
Information obtained from an external or publicly available source.
Assumption
A value or condition used when an exact transaction-specific figure isn't available.
An assumption is not the same thing as a verified fact. When a calculator can't know your exact circumstances, it uses a reasonable default — and that default should be reviewed, not treated as confirmed.
07
User-Provided Information
Calculators may use information entered or selected by the user, such as:
- Sale price
- Mortgage balance, including a second mortgage or HELOC balance
- Commission assumptions
- Seller credits
- County selection
- HOA-related costs
- Repairs and cleaning costs
- Other transaction expenses
Proceeds IQ cannot independently verify every value a user enters. Incorrect or incomplete inputs can produce different results.
08
How Calculations Are Produced
At a high level, calculator outputs are produced by applying mathematical formulas to inputs and assumptions:
The output is an estimate based on the inputs and assumptions used — not a certified or professionally audited figure.
09
What-If Comparisons
What-if comparisons are hypothetical scenarios — for example, different sale prices, commission assumptions, expenses, mortgage balances, or seller credits. They're designed to help you understand how changing an assumption affects an estimated result. They are not predictions.
10
Future Property-Value Scenarios
Where applicable, Proceeds IQ may provide illustrative first-year, third-year, and fifth-year property-value scenarios.
These are illustrative calculations or projections, not guaranteed future property values. Future values can be influenced by market conditions, supply and demand, interest rates, economic conditions, local development, neighborhood changes, property improvements, government policies, and unexpected events. Proceeds IQ cannot accurately predict future property prices.
11
AI-Assisted Development & Information
AI tools may have been used during parts of the development of Proceeds IQ, including areas such as:
- Code generation or code assistance
- Code refinement
- Structuring calculator components
- Drafting or organizing explanations
- Brainstorming content
- Assisting with research organization
- Developing or reviewing certain assumptions
- Improving wording or presentation
AI assistance does not automatically make information accurate. Some assumptions, explanations, calculations, or portions of code may have been initially generated or assisted by AI and may require human review, testing, correction, refinement, or updating. Not every piece of code, data point, assumption, or article has necessarily been manually verified.
The use of AI in development is not itself a reason to distrust the site — the relevant issue is transparency, ongoing review, testing, accuracy, and responsible presentation, which is what this page is meant to provide.
12
AI-Generated Data Disclaimer
AI-assisted development is different from source-backed information. AI-generated or AI-assisted material should not automatically be interpreted as an original, authoritative data source.
AI tools may have assisted with portions of the research, content development, calculations, assumptions, or code. The use of AI does not itself establish the accuracy of any information.
Where factual figures are presented, look for source information alongside the relevant content or calculator, and verify important figures independently where it matters.
13
Data Updates and Changes
State and local taxes, fees, regulations, transaction practices, market conditions, interest rates, property values, and other relevant factors can change over time. There is no fixed schedule under which every calculator is updated daily, monthly, or annually.
14
Data Verification
Proceeds IQ aims to present information responsibly, but does not claim that every figure is permanently accurate or applicable to every transaction, and does not claim that every data point has been independently verified by a professional. Verify important information with an appropriate official or qualified source before relying on it for a significant decision.
15
Differences Between Estimates and Actual Results
Actual transaction results can differ because of:
- Property-specific circumstances
- Contract terms
- Negotiated commissions
- Local fees
- Mortgage payoff figures
- Taxes and closing adjustments
- HOA charges
- Repairs
- Credits
- Other transaction-specific costs
16
Third-Party Sources and Links
Proceeds IQ may reference external websites or sources. External sources may change their information, policies, URLs, or availability over time. A reference or link does not automatically mean Proceeds IQ endorses every statement or service provided by that external source.
17
Source Attribution
Where specific source information is presented on an individual calculator, article, or relevant page, that page is designed to let you distinguish source information from Proceeds IQ's own calculations and explanations. Not every page currently contains detailed citations. Where applicable, source information may be identified alongside the relevant content or calculator.
18
Data Limitations
- Different jurisdictions may use different rules
- Public information may change
- Some figures may depend on transaction-specific circumstances
- Some values may require assumptions
- Some market information is inherently variable
- User-provided information may be incomplete
- Future projections are uncertain
19
No Guarantee of Accuracy
Proceeds IQ does not guarantee that:
- Every figure is always current
- Every local fee is exact
- Every source remains unchanged
- Every assumption applies to every user
- Every calculation reflects every possible transaction cost
- Every future-value scenario will occur
- Every calculator will always be error-free
20
Corrections and Feedback
You can contact Proceeds IQ if you believe you've identified:
- An apparent calculation issue
- An outdated figure
- A source problem
- A factual error
- A technical issue
- A content concern
Feedback helps identify information that may need review — it doesn't mean every reported issue will automatically be accepted as correct, but each is looked at.

Contact Proceeds IQThe goal of this page is not to present estimates as unquestionable facts. It's to help you understand where information comes from, what is assumed, what is calculated, what is hypothetical, and where independent verification is appropriate — including acknowledging that some development, content, code, research organization, or assumptions may have received AI assistance, which is not itself proof of accuracy. Transparency over appearance. Clarity over complexity. Useful estimates over false certainty.
